THE LAND
Waterfront dirt doesn't wait for the MLS.
By the time a Miami teardown is listed, three builders have walked it. The good ones trade quietly: estates, long-held family homes, owners who never planned to sell. We go find them first.

FAQ
Straight answers.
Are these on the MLS?
No. We source off-market: estates, long-time owners, homes that were never listed.
Do you show the contract price?
Yes. The deal sheet shows our contract price and our fee. You know the spread before you decide.
How does an assignment work?
We sign the purchase contract with the seller, with assignment allowed in writing. You step into that contract and close with your own title company.
What about setbacks, flood elevation, and historic review?
We flag what we know on the sheet: zoning, flood zone, seawall condition, and whether the house is old enough to trigger a review. Your team verifies before you take it.
What do you charge?
A flat assignment fee, shown on every deal sheet. Nothing hidden in the price.
Who do you work with?
Spec developers, custom builders, and land buyers with a plan for the water.
